TENANT RESPONSIBILITIES
CTR has received a lot of inquiries lately regarding repairs that are the responsibility of the tenant. | would just like to remind everyone that the following list of repairs should be carried out by the tenant and not the TMO. There are certain exceptions, such as if the tenant is elderly or disabled and has no able-bodied person living with them, in which we may decide that we will carry out the work.
- Replacement, repair and easing of internal doors, catches, hinges and furniture.
- Installation, replacement and repair of letterboxes, airing racks and other external and internal door furniture.
- Installation, repair and renewal of tiling, except splashbacks.
- The making good of minor plaster fractures.
- Replacing lost keys
- Replacement of WC seats,
- Replacement of plugs for baths, basins and sinks.
- Replacement of light bulbs and fuses
- Maintaining own washing machines and associated plumbing.
- Maintaining own electrical appliances and associated wiring.
- Making good any damage caused by tenant e.g. overflowing bath, re-glazzing etc.
- Internal decorations.
REPAIRS RECHARGING
The TMO has introduced a repairs recharge for repairs that are needed due to tenant/visitor negligence or unnecessary callouts. This will include repairs that are not needed due to regular wear and tear, but misuse, or residents not carrying out their own repairs duties as listed This will cover items such as, but not limited to:
- (where no pipe or other leak can be reasonably located)
- (where items have been stacked against them or they have been used to climb over)
Residents will be given a recharge sheet which will explain the work needed and the cost. A percentage of the cost should be paid before
works start, and can be made either in cash or through bank transfer, details of which will be given at the time. The bill will be for the cost of the
whole repair, at the same rates the TMO would be expected to pay. As with every policy, there will be discretion far elderly/vulnerable residents.
Please note that works carried out by Newham Council which fit the recharge criteria, will also be recharged, as the TMO pays for those repairs,
ata higher rate than our own contractors. Please call the office if you are unsure whether or not your repair will qualify for a recharge. Emergency
“make safe” works will not be recharged, but follow-up works will be.
